Rexford Industrial – Sale, Leasing, Repositioning and Investment Sale of a 70,000 SF Industrial Building
Challenge:
- Proposed to Rexford the purchase, renovation and repositioning of a 70,000 square foot building located at 12800 Wentworth Street, Sun Valley, CA.
Solution:
- Developed a renovation plan for the building that included demising the 70,000 square foot building into two 35,000 square foot units with dock high loading and new office space.
- Released the building to a credit tenant for 10 years.
- Sold the building at a 6% CAP.
- Achieved the highest Internal Rate of Return in the history of Rexford Industrial fund.
